What is a material inventory?

A material inventory starts with a thorough examination of all materials in a building, such as ceiling tiles, window frames, glass panes, concrete and sanitary facilities. These materials are photographed, documented and checked for their reusability. Through this inventory, a demolition company knows exactly which materials are still valuable so that they can be used in other new construction or renovation projects.

A practical example of this is the Utrecht neighbourhood of Overvecht, where materials from a demolished flat were reused in the renovation of another flat in the same neighbourhood. This is a great example of local circular building: Materials that are already on site are immediately given a second life.

Why is the material inventory so important?

The reuse of building materials not only reduces waste, but also significantly lowers CO₂ emissions. In the Netherlands, 90% of construction waste is recycled, but recycling also costs energy and causes CO₂ emissions. Direct reuse of materials is therefore often a more sustainable choice than recycling. In addition, the material inventory results in a lower environmental cost indicator (EQI) and better environmental performance of buildings (MPG), which helps to achieve the stricter environmental standards for construction projects.

An important step in the material inventory process is the collaboration with platforms such as Insert.nl, where reusable materials can be offered and traded digitally. This creates a marketplace for reusable building materials. The platform offers architects and builders the opportunity to plan with available materials and thus strengthen the sustainable character of their projects.
